Green Roofing Birmingham

More people across Birmingham are looking at their flat roof extensions and garden rooms and wondering if there's a better option than plain felt or a grey membrane. There is. A green roof, sometimes called a living roof, replaces that bare finish with a layer of planting, and it's becoming a popular choice for homes and some commercial buildings around the city. It's not the right fit for every roof though, and getting it wrong (skipping the structural check, using the wrong membrane) causes real problems. Midlands Roofing has been fitting and advising on roofing across Birmingham and the West Midlands for 18 years, and we'll give you a straight answer on whether green roofing works for your property, not just a sales pitch.

What our green roofing service includes

We install green roof systems onto suitable flat and low-pitch roofs, working alongside the waterproofing already in place (or being fitted) beneath the planting.

  • Root-resistant membrane check or installation. Green roofs need a waterproof membrane underneath that's specifically resistant to root penetration, otherwise plant roots can work their way into standard felt or membrane over time and cause leaks. If your existing flat roof isn't root-resistant, we'll fit a suitable layer before anything else goes on top.
  • Extensive green roofs. A thinner, lighter build-up, usually planted with sedum (a low-growing, hardy plant that copes well with roof conditions and needs relatively little upkeep). This is the most common option for extensions and garden rooms.
  • Intensive green roofs. A deeper soil build-up that supports a wider range of planting, more like a proper roof garden. These need more structural support and more ongoing maintenance, so we're upfront about what that involves before you commit.
  • Drainage layers and edge protection, so water moves off the roof properly and the planting stays where it should.
  • Advice on structural suitability, including recommending a structural engineer's assessment where needed (more on that below).

Signs a green roof might be right for you

  • You've got a flat-roofed extension, garage, or garden room with bare felt or membrane that looks tired and you want something better to look at from upstairs windows.
  • You're renovating or building an extension and want to think about sustainability from the start, without overselling what a green roof can do.
  • You like the idea of a roof that adds a bit of insulation value, helps slow down rainwater run-off before it reaches the drains, and gives local wildlife (birds, bees, insects) somewhere to visit in a built-up area.
  • You're planning a commercial flat roof project in Birmingham and want to explore greener options as part of the design.
  • Your current flat roof is due for re-covering anyway, so it's a sensible time to consider a green roof as part of that work rather than as a separate job later.

Our process / how we work

  1. Free site visit and honest assessment.

We come out, look at your existing roof, and talk through what you're hoping to achieve. If a green roof isn't suitable, we'll tell you, and explain why, rather than talking you into something that won't work.

  2. Structural check.

This is the bit people sometimes skip, and shouldn't. Green roofs, especially intensive ones, add real weight once the soil is wet and the planting has grown in. We'll be honest with you: confirming your roof structure can safely take that extra load generally needs a structural engineer's assessment, not just a roofer's opinion. We work alongside that assessment, we don't replace it, and we'd rather send you to get one done properly than risk your roof further down the line.

  3. Free, no-obligation quote.

Once we know what we're working with, we'll give you a clear quote with no pressure and no jargon you don't understand.

  4. Installation.

Our own team of 15 experienced roofers fits the membrane (or checks the existing one), drainage layer, growing medium and planting. No subcontractors, so the people who quote the job are accountable for the work.

  5. Handover and aftercare advice.

We'll explain what maintenance your green roof needs, particularly if you've gone for an intensive system, so it stays healthy.

Why choose Midlands Roofing for green roofing in Birmingham

We know roofing has a reputation for cowboy builders who overpromise and underdeliver, and green roofing is exactly the sort of newer, more specialist work where that can happen if you're not careful. We're a family-run business, 18 years in Birmingham and the West Midlands, and our name is on every job we do locally, so we're not going anywhere if something needs sorting.

We won't tell you a green roof will solve problems it won't, and we won't skip the structural conversation to get a sale. If your roof can't safely take an intensive system, we'll say so and talk you through the extensive alternative instead, or another finish entirely. That's what "no pressure, no jargon, just an honest quote" actually means in practice.

We're fully insured, work to current industry and safety standards, and back our work with a workmanship warranty of up to 20 years (this varies depending on the material and scope of the job, and we'll confirm the specifics for your project). Every quote is free and comes with no obligation to go ahead.

What affects the cost

Green roof pricing varies a lot depending on a few things, so we won't quote a fixed price without seeing the job. Factors that make a difference include:

Extensive vs intensive.
A simple sedum roof costs less than a deeper, intensive system with a wider range of planting.
Roof size and access.
Bigger roofs need more materials and labour, and awkward access (over an existing extension, for example) can add time.
Condition of the existing roof.
If the current waterproofing needs replacing or upgrading to a root-resistant membrane first, that's additional work.
Structural work.
If a structural engineer's assessment shows the roof needs reinforcing to take the load, that's a separate cost on top of the green roof itself.
Drainage and edge detailing.
Some roofs need more drainage provision than others, depending on shape and rainfall exposure.

The best way to get an accurate figure is a free quote. We'll look at your specific roof and give you honest numbers, not a vague estimate that changes later.

FAQs

  • Not automatically. The roof structure needs to be able to take the extra weight, especially once the soil is wet and the planting has grown, so a structural engineer's assessment is generally needed first to confirm it's safe. We'll help you understand what's involved and work alongside whoever carries out that assessment.

  • Extensive roofs use a thinner build-up, usually sedum, and need less structural support and less maintenance. Intensive roofs have a deeper soil layer, support a wider range of planting more like a roof garden, and need more structural capacity and ongoing upkeep. Most garden rooms and extensions in Birmingham go for extensive systems.

  • Yes. Plant roots can gradually work their way into a standard flat roof membrane, so a root-resistant waterproof layer is needed underneath any green roof. If your existing roof already has suitable waterproofing, we'll check it's up to the job. If not, we'll fit a proper root-resistant membrane before installing anything on top.

  • Extensive sedum roofs are relatively low-maintenance, usually just the odd check and weed now and then. Intensive green roofs need more regular attention, closer to looking after a garden, because of the wider planting and deeper soil.

  • It adds a genuine bit of extra insulation value and helps slow down rainwater run-off, but we won't put a specific figure on it because it depends on the build-up, the rest of your roof construction and the weather. It's a sensible benefit to factor in, not the main reason to do it on its own.

  • Yes, we've seen growing interest from commercial flat roof projects around the city too. The same rules apply: structural suitability comes first, and we'll assess each roof on its own merits rather than assuming it'll work.
