Roof Replacement Birmingham

If your roof is getting on a bit, patch after patch stops making sense at some point. Choosing a roofer to sort it can feel like a bit of a gamble too, especially when you've heard the horror stories about cowboy builders taking a deposit and disappearing, or "fixing" one problem and leaving you with three more. We get it, and it's exactly why Midlands Roofing does things differently.

We're a family-run roofing company based here in Birmingham, and we've been carrying out roof replacements across the city and the wider West Midlands for 18 years. Whether you've got a leaking Victorian terrace roof in Moseley or a tired 1930s semi in Sutton Coldfield that's finally had enough, we'll give you an honest assessment of whether it needs replacing or just repairing, and a free quote either way.

What our roof replacement service includes

Roof replacement (sometimes called reroofing) means stripping off your existing roof covering, right down to the timber structure underneath if needed, and fitting a new one. It's a different job to fitting a roof on a brand new build or extension. This is about taking an ageing or damaged roof on a property that's already standing and doing it properly, once, rather than patching it forever.

Our roof replacement service covers:

  • Full strip and re-roof on pitched roofs, using tiles or slates matched to your property's style
  • Partial replacements, where only certain sections (a valley, a slope, a section damaged by a fallen branch) need stripping back
  • Flat roof replacement, including modern flat roofing systems that outlast older felt roofs
  • Replacement of the underlying felt or membrane, battens, and any rotten timber found once the old covering comes off
  • New flashing, guttering and fascias where they've reached the end of their life alongside the roof
  • Insulation upgrades where you want to improve the roof's performance while it's already stripped back

Every job is fully insured, and we work to current industry and safety standards throughout.

Signs you need a roof replacement

Not every roof problem means a full replacement. But there are some clear signs that repairs won't cut it any more:

Your roof is getting old.
A lot of Birmingham's housing stock, from Edwardian terraces to post-war semis, has roofs now pushing 40, 50 or even 60-plus years old. Most roofing materials have a natural lifespan, and once you're near or past it, repairs become a losing battle.
Tiles or slates are curling, cracking or missing regularly.
The odd slipped tile is a repair. Tiles failing across the whole roof, batch after batch, usually means the covering itself is on its way out.
You've got repeat leaks in different spots.
One leak is a repair job. Leaks that keep reappearing in new places after you've fixed the last one suggest the whole roof covering is failing, not just one section.
You can see sagging.
A dipping roofline or sagging ceiling inside often points to timber that's rotten or under strain, which is a bigger job than a repair.
Storm damage is widespread.
After serious wind or heavy rain, a few dislodged tiles are fixable. Large sections ripped away or a roof that's taken repeated storm damage over the years is a different story.
You're spending more on repairs than the roof is worth.
If you've called a roofer out three times this year already, it's worth asking whether that money is better spent on a proper replacement.
You're planning to sell.
A tired roof puts buyers off and shows up on surveys. Replacing it before you sell is often a better outcome than negotiating a price reduction later.

If any of that sounds familiar, it's worth getting someone out to have an honest look, not just a quote for another quick fix.

Our process

  1. Free, no-obligation inspection.

We come out, get up on the roof (or use the right equipment to inspect it safely) and take a proper look at the covering, timbers and flashing.

  2. An honest recommendation.

We'll tell you straight whether you need a full replacement, a partial one, or whether repairs would actually do the job. If a smaller job is genuinely the right answer, we'll say so, even if it means less work for us.

  3. A clear, free quote.

No pressure, no jargon, just a written quote explaining what's included and why, so you know exactly what you're paying for.

  4. Scheduling that works for you.

We'll agree a start date and talk you through what to expect, including how we'll protect your garden, driveway and any surrounding property while we work.

  5. Strip, repair and replace.

We strip the old covering, replace or repair any damaged timber underneath, fit the new covering, flashing and any other agreed elements, and keep the site tidy as we go.

  6. Final check and clean-up.

We inspect the finished roof, clear away all waste and debris, and talk you through the workmanship warranty before we leave.

Why choose Midlands Roofing for roof replacement in Birmingham

We're not the biggest roofing firm in the West Midlands, and we're not trying to be. We're a family business with a team of 15 experienced roofers, no subcontractors, which means the people who turn up to strip and replace your roof are the same people who've been with us for years, not a rotating cast of unknown faces.

Eighteen years trading in Birmingham means our reputation is local and it matters to us. We turn up when we say we will, because a missed appointment isn't a small thing when you're waiting on scaffolding to come down or your roof is uncovered. We do the job properly the first time, because reroofing done badly ends up costing more in the long run, not less. And we treat every customer the way we'd want to be treated ourselves, whether that's a modest terrace in Small Heath or a larger detached property in Solihull.

Every roof replacement comes with a workmanship warranty of up to 20 years (the exact term depends on the material and scope of the job, and we'll confirm this as part of your quote), plus full insurance cover and quotes that are free and come with no obligation to go ahead.

What affects the cost

We won't quote you a fixed price without seeing the roof, and we'd be wary of any roofer who does. What you pay depends on a few things:

The size and pitch of your roof.
A larger roof, or a steep pitch that needs more scaffolding and safety equipment, takes longer and costs more.
The materials you choose.
Concrete tiles, clay tiles, natural slate and flat roofing systems all sit at different price points.
The condition of the timber underneath.
If the joists or battens have rotted, replacing them adds to the job. You won't always know the full extent until the old covering is off.
Full versus partial replacement.
Replacing one slope or section costs less than a full strip and re-roof.
Access.
Terraced housing with tight rear access, or a property overlooked by trees or power lines, can affect scaffolding and labour time.
Extras.
New guttering, fascias, insulation upgrades or flashing work add to the overall job if you want them done at the same time.

The only way to get an accurate figure is a free quote based on your actual roof, not a guess over the phone.

FAQs

  • It usually comes down to age, extent of damage and how often problems are recurring. A single leak or a handful of slipped tiles is normally repairable. Widespread tile failure, repeated leaks in different areas, sagging, or a roof that's simply reached the end of its expected life are signs a replacement makes more sense. We'll always give you an honest answer rather than push you towards the bigger job.

  • It depends on the size of the roof, the pitch, and whether it's a full or partial job. A straightforward semi-detached roof might take a few days, while larger or more complex properties take longer. We'll give you a realistic timeframe as part of your quote.

  • No. Roof replacement is done from scaffolding on the outside of the property, so you can normally stay in your home throughout. We'll keep you updated on progress and let you know of any noisy periods in advance.

  • In most cases, yes. Matching the look of your property (and neighbouring properties) matters, particularly on Victorian and Edwardian terraces where a mismatched roof stands out. We'll talk through material options during your quote.

  • This is fairly common on older roofs, especially anything approaching or past 50 years old. If we find rot in the joists or battens, we'll show you what we've found, explain what needs replacing and why, and confirm any additional cost before carrying on. No surprises on the final bill.

  • Yes. All our roof replacement work comes with a workmanship warranty of up to 20 years, depending on the materials used and the scope of the job. We'll confirm the exact terms in your written quote.
